Wonderful news folks!  The Cookeville TN Real Estate Market finished 2012 with sales up 10.08% year-to-date.  This is the strongest improvement our local real estate market has seen in several years.  I expect this trend to carry over into 2013 as the housing market continues to recover in Cookeville and across the nation.
Let’s take a closer look at the numbers for the year.  This report will include all areas covered by the Upper Cumberland Association of Realtors. This includes Cookeville, Algood, Baxter, Monterey, Sparta, Gainesboro, Livingston, Celina, Byrdstown, and many of the smaller communities as well.
Total Residential Units sold for the year was 1458.  Of the 1458 sold, 357 were foreclosures.
2012 Regional Home Sales by Price Range:
Under $100k – 671 homes sold in 2012
$100,001 – $200k – 609 homes sold in 2012
$200,001 – $300k – 147 homes sold in 2012
$300,001 – $400k – 38 homes sold in 2012
$400,001 – $500k – 12 homes sold in 2012
Over $500k – 10 homes sold in 2012
A Summary of Homes sold in the Upper Cumberland Region by town:
Cookeville: 612 Homes sold in 2012
Algood: 26 Homes sold in 2012
Baxter: 67 Homes sold in 2012
Monterey: 48 Homes sold in 2012
Sparta: 219 Homes sold in 2012
Gainesboro: 39 Homes sold in 2012
Livingston: 51 Homes sold in 2012
Celina: 28 Homes sold in 2012
The remainder of the homes sold were scattered throughout the more rural areas of the Upper Cumberland.
Summary: A much stronger finish for Cookeville and the surrounding areas in 2012.  Expect this trend to continue in 2013. The number of homes for sale continued to drop in 2012. If this trend continues in 2013, expect to see prices rise as well.
