Don’t Miss Those Out of State Buyers When Selling Your Cookeville Home
If you’ve lived in Cookeville for any length of time, then you know that we continue to rank in the top 10 most affordable retirement locations in the nation. This has been true for many years now and because of that we attract large numbers of retirees. If you are thinking of selling your Cookeville home then you must also give some consideration to reaching the out of state buyer.
How do you do that? You choose an agent who specializes in Internet marketing.
So just how important is the internet when marketing a home? Statistics provided by the National Association of Realtors show that 44% of buyers find their home on the internet. Over 90% of buyers search online at some point when shopping for a house. Here’s a closer look at the statistics for how buyers find their homes:
Real estate agent: 33%
Yard sign/open house sign: 9%
Friend, relative or neighbor: 6%
Home builder or their agent: 6%
Directly from sellers/Knew the sellers: 2%
Print newspaper advertisement: 1%
Reaching those out of state buyers via the Internet requires finding an agent who is willing to put in the work to market your property online. This may come as a shock to many of you, but did you know that the local mls does not syndicate to Zillow? That’s right, the biggest real estate site in the world and the listings aren’t automatically on there. You’ll need an agent who takes the time to manually load your listing to many of the larger sites. (It’s politics…I won’t go into it here.)
Guess who’s a Zillow 5 star Premier Agent? That’s right, me.
In addition, you’ll want an agent who has their own websites to promote your listing. Notice that’s plural – websites. Guess which agent maintains multiple websites that are free for consumers to use? That’s right, me again. I have 3 of them.
You can also choose an agent who’s a blogger and can write great content online to promote your property.
I know, you’ve probably already guessed: I’m a blogger too. I have two blog sites that I use to promote my client’s properties. In fact, I’m ranked in the top 50 real estate bloggers in the entire state of Tennessee on ActiveRain.com.
But Virginia, what about social media? You bet it’s important! Every listing I market gets promoted on social media and you’ll see the impact of that marketing in your weekly listing report.
A weekly listing report? Yes, like clockwork. Every single week. That’s part of my commitment to keeping my sellers informed of online activity. I work very hard to market property and I’m proud of the job I do. It’s important to me that my clients can see what I’m doing on their behalf.
Here’s one more important statistic for you: In 2015 over 30% of my sales involved out of state buyers. In 2016, that number has increased to 32%. When it comes to out of state buyers, I make sure they see my listings.
If you are thinking of selling property in Cookeville or the surrounding area, make sure those out of state buyers see it.
